Could someone explain to me why I divide by 1.05 instead of subtract 5%?

199,500 x 1.05 = 209,475 - so yes, you need to divide by 1.05 - it is 5% superior
That's the math I was getting.
In reality I'm just trying to grasp it so I can answer a question on the test correctly when I see it instead of doing the same math that apparently makes sense to both of us.

You have to read the question carefully as they are intended to trick you. And it is nonsensical. No one can determine that a property is exactly 5% more valuable and if so, you are not going to apply percentages - you'll use the actual calculated number.

And alternatively you could say the inverse of 1.05 = 0.952381 x 210,000 = 200,000 (12C = 210,000 ENTER 1.05 ENTER 1/x key, x yields 200,000)
 
Exactly. I just need to either remember the wording so I can catch it, or accept that they will trick me and get it wrong.
I'm averaging over 90% on the simulated exams from compucram. I'm now going to do Appraisal institute until I can get over 90. Certified residential Test on Thursday and I want to pass it first time. .
I would just take it twice, but the scheduling is about two weeks out and I can't take the stress of waiting. I'm losing sleep over it, to the point I kinda can't think straight. I don't deal well with big events coming up.
But be careful, there are some pretty particular fellows on here that will jump down your throat if you say you can't be 5% exact. I've experienced it myself.
