Explain, attempt to 'bracket' with at least 1 sale with similar amenity (if possible)... or otherwise use anecdotal 'evidence' for your derived adjustment or lack thereof.

don't cha LOVE these little valuation 'issues' for which no lender wants to pay research time? :( ... As Steven S says, they don't want an appraisal, they just want to know what it's WORTH. :leeann:
 
I appraised a home several years ago that was a typical three bedroom, two bath ranch style home---except. Between the garage and the kitchen was a utility room, normal arrangement. Next to the utility room was a big walk in pantry with access from the utility room only (probably the storage room for the garage in the original plans). At the far end of the walk in pantry was a shower, no other plumbing fixtures. Wondered how the moisture from the shower affected the food stored on the shelves next to it. I called it a 2.25 bath house and had a long paragraph about the shower in my addendum without any adjustment.
 
Shower in the pantry? Maybe they liked to get their vegetables and produce really clean? :P I've heard that an oatmeal bath is soothing - easy reach to get some oats from the pantry shelf....
