Country club community fees

The above post is just to illustrate some of the extreme wealth here in Palm Beach County - the fees for a home I am appraising now in that community! There are many similar gated luxury home communities like that around here , with mandatory country club or equity fees ranging from 150k to 500k , and then annual dues ( in addition to the regular HOA dues). I appraise some luxury condos where the HOA maintenance monthly fees are 4k-10k a month. RE taxed 30-60 k a year.

I also do lower price and starter homes, semi-rural, REOs, etc., but about 1/3 of my work is high-end properties - a different world of wealth. Most homes in these communities typically start at a million and up, though some communities have a number of more reasonably priced villas and condos mixed in .

To clarify, it is mandatory to purchase a club membership in these communities. Which means in addition to paying X $$ price for the house, you must pay 250k for the club membership to be approved as a resident.

Funny thing is, I pay 20 bucks; if you're Italian, it's 30 bucks. Go figure.

Unlimited bocce??? And I just had a flashback to playing "Morra" through college, always hadda empasize "TUTTI LA MORRA..."
