1. Slab floor, carpeting(different pieces), no tack strips, no seams and no padding.
I can see a few issues with this. any thoughts?
Is padding required? Are tack strips required?

2. Scuttle 1.5' x 2.5'.
Are there HUD stnds for scuttle size?

3. Northern clim, 1-2" of wool insulation? How much is required.

Thanks in Advance

I would explain the floor covering issue and call for it to be installed properly.

The scuttle is adequate. I would leave that alone.

The insulation issue I would consider inadequate for the climate, explain it and call for more.

This is my opinion only. Check with FHA on Monday morning for the 'final' word???

#1. Like Pam said, describe carpeting. If it kind of matches the room decor, it's probably no big deal. What appears to an FHA big deal is that the floor is concrete. I assume we are talking below grade, you didn't say.

#2. Pam says it's OK. Me too, lots of construction companies have this really high-paid 'little guy' who does these jobs. The appraiser's job is to look in the hole. I use my digital camera and take a few shots and put them in the C-RW workfile.

#3. Again, just note the insulation thickness. FHA has never said the insulation was inadequate on any of my jobs, no matter what I've said. We're talking Minnesota!
