There may have been a post like this in the past, if there was I apologize.

For me craziest thing I have seen while appraising-

I was appraising this sweet older ladies home, she had to be in her upper 80's, one of the nicest people I have ever met. Got to her house, was business as usual, I explained to her a bit of the process at the door and then went on to start making my measurements and get going with the inspection. I get the house all measured up, completed my inspection of the first floor and went into the dining room to let the lady know I was going to head up to the second level and finish up my inspection. She said "Oh no problem, go ahead and do whatever you need to do, just watch out for my turtle, hes in the bedroom to the right of the stairs." Thinking nothing of it I proceed to the second level and start my inspection. I get to the bedroom the lady had told me about, I open up the door and what do I find? An entire bedroom converted into a terrarium. In the middle of this extensive and pretty damn impressive terrarium sat a giant African tortoise.

This thing was massive. The picture does no justice (this is not a picture I took, just a picture off of google, this was probably 6-7 years ago), It was like a boulder with a head and legs..... I couldn't believe it.

Anyways that was the craziest thing Ive seen while appraising, what are some of your stories?

I was inspecting a 3 family up/down styled dwelling and the first floor tenants had turned the living room into an indoor garden. Plastic sheeting was run about 2 feet up the walls and the room was filled with soil and sprouting vegetation. When I inspected the basement I could see the floor joists bending because of all the additional weight. This was for a refi and the landlord had no idea this was going on in one of his units.

Recently saw a weed/meth house. 2 X4s and 1X4s all over the master ceilings with grow lights, pvc drip irrigation running in two bedrooms, flooring pulled up to just plywood with the bedroom doors having deadbolts and being steelish exterior doors. The "watering" system had failed and there were 3-4 large ceiling stains on the first level...Both bathrooms cabinets had chemical/residue stains throughout with about 12 empty pool chlorine tab buckets on the balcony, along with three propane looking, but not propane tanks they use to cook with...They didnt have a pool, they use the chlorine tabs for meth. The meth, ugh but the weed still isnt legal here, the tenants didn't think it would matter.

When I was "new" several months in I walked into an inspection with my mentor..The owners left their "sex swing" hanging from the ceiling in the middle of the master bedroom....me and my mentor just glanced at each other without laughing as the couple was in the room with us...It was on hooks, can't believe they didn't just pull it down for a half hour..People..

Add to that the house here that had a dozen or so monkeys, a camel, a wildebeest, two sloths, a cayman and two zebras, yes zebras...Wish I remembered that address but I deleted that file/photos the second my USPAP requirements expired..
