Wrong, the HO can cure a bad deck by removing it. YOU have the problem because you CAN'T tell them that they have to put in a new $7500 deck when they can fix the situation by removing the bad deck.

I agree, different options are available and sometimes cheapest option is best, with commensurate lower value . However if a situation warrants replacement, we CAN tell them to replace as a condition to get the loan. In fact our client would expect us to in order to retain marketability and integrity of a house. That said, I reserve replacement for when it is needed with no other option /and or if it is the option that will satisfy a HUD property deficiency.

JG, you tell them the issue, they have to solve it. You report the issue and condition your report to how THEY want to correct the issue. Your report will need to reflect how they will make it whole, just as you would on a construction loan with plans and specs. Bad swimming pool...report it and they will fix it, replace it, fill it in, turn it into an ice rink...what ever they want.
