"customary And Reasonable Local Fees" Clarified Thanks To Working Re Survey

We are our worst enemies, instead of working in a consolidated effort to improve the industry for all participants. They can't achieve anything without us.

and as I sit here reading forum and playing a game on Facebook - because I *reject* the low fee assignments sent to me, well, I counter offer at my regular fee, which is as good as rejecting since they do not call back.... I hope my "high standards" will pay my MLS fees, E&O renewal, CE classes, and other expenses - whilst I wait for the quiet revolution of my peers...

I'm looking for other work - teaching art to kids and stuff - just to make ends meet.

We are our own worst enemies, but for every $200 assignment I counter, someone takes it... and I suspect some of those "peers" that shout loudest that we must make a stand for fair fees, are the same appraisers out there doing it on the cheap.

Tragedy of the Commons stuff

Hooves of Fire

It's a *mad* horse racing game!!!

I'm nearing 1 million dollars - Unfortunately, I don't bet as well in "real life"...

Hooves of Fire???

LOL! I haven't seen that one yet.

As far as the thread goes...thanks Mike...I made it sticky.

I see a flicker of light on the hill that was put out over years ago as old as time. They warned me of futility in our earnest keep. I shall go into sleep for he made the deal that I did not want to keep.

FHA fees

the mortgagee letter that lender "must ensure" customary fees....

who is going to hear complaints? i just stopped doing FHA. i am doing some legal work which may make up for the loss untill someone figures out who is responsible to "ensure" customary fees they are requiring.

Their brands were still on fire and their hooves were made of steel
Their horns were black and shiny and their hot breath he could feel
A bolt of fear went through him as they thundered through the sky
For he saw the Riders coming hard and he heard their mournful cry

The song tells of a cowboy who has a vision of red-eyed, steel-hooved cattle thundering across the sky, being chased by the spirits of damned cowboys. One warns him that if he does not change his ways, he will be doomed to join them, forever "trying to catch the Devil's herd across these endless skies". Jones said that he had been told the story when he was 12 years old by an old cowboy friend.[3] The story resembles the northern European mythic Wild Hunt.

J. Cash did a great cover of this song.

AMC Orders?

Can anyone tell me what criteria AMCs are using when choosing which appraiser receives the order? Is it by town or zip code? Thanks.:fiddle:

They give orders out to the lowest bidder...

I complained to HUD Miami last week regarding an FHA order being given out far below what is reasonable and customary, and how it was rescinded when I countered with the "customary and reasonable" fee. I explained that even the AMC says that the fee that I was asking for was "market" rate, and that they can find others to do it for less. HUD replied with nothing more than the FAQ's section copy/pasted to my email stating that appraisers are to be paid a fee that is "customary and reasonable". So I replied asking them if they plan on doing anything about it. After that, they replied with their FAQ's again. As if I didn't understand their verbage the first time. I tried speaking to somebody on the phone, and nobody will return my calls. Not to quote Jack Nicholson but "I'm drowning over here and FHA is just describing the water". Apparantly they've stated their new rules in gray, but they're not going to bother clarifying anything.
