D.r. Horton Issues Mass Warning. (cancellations Spike 18%)

D.R. Horton built some of the crummiest tract housing I can remember from back in the day; total garbage. I hear they are embroiled in all kinds of lawsuits.
 
Unless they've changed their quality of construction, at least out here it had gotten pretty bad. Many now go online to read the builder reviews and many buyers exposed the big issues their having after moving in.

Toll Brothers is a higher end builder not entry level prices. KB out here and in Nevada build a decent tract home. The problem is not just price but Insurance premiums and prop taxes eating up what's left.
 
They all build whatever the ideal improvement is for the lot. The people complaining online are buying cheap homes in their budget and then complain that it is basic construction.

Agree many also complain about everything and anything. Back in the dinosaur period entry level homes and the construction was basic Q4 basic builder stock with no frills.
 
Their construction is nice here. It plain jane floor plan but the materials they use are nice.

I just heard average mortgage rate just jumped to highest of the year. Like 6.71%. I didn't catch the terms of the loan. That will slow people buying down. DR Horton has their own mortgage company. They will give you like $10K in closing costs on a new home if you go through them for the mortgage. That is their incentive to make you want to go through them for the mortgage.

We don't have that many DR horton homes locally, but I think the buyer on every one I have done used the builder's mortage company.

Every one I have done is very easy appraisal. Your lucky if you get one locally.

Typical local D R Horton home. Very few floor plans. Almost like a box. But it is very homogeneous in nature because you don't really have to worry about giving too much money for one. Have great comps.

I think this guy is a little hair on fire. The decrease comes after a huge upswing in the market. We all should have known that the kind of appreciation was unsustainable. I think it is more the effect of the higher interest rates and the higher costs of materials due to tariffs and fuel costs. And a bit of a market correction.

Its a little different here, this video is too general to be applicable to most markets. Maybe in a general type of way. You need to look at the existing home market along with the new home market because they do compete with most market segments.

The new homes are still significantly more expensive than existing homes.

I see the costs sheets for lots of new construction and the builder profit line item was enormous. So even cutting the price 10-25%, still allows for a large builder profit.

That being said, I have seen builders cut their prices by quite a bit to sell homes. And it still gives the builders a tidy profit. At least here.

I think you need to discount a lot of what this guy says.
