I am located in North Carolina and occasionally have the "pleasure" of appraising dairy farms. For the most part, the Highest and Best Use of these farms are other than dairy due to the age of the facilities, state of the dairy industry, and proximity to growing residential/urban areas.
We do have some dairies with recently built facilities and significant herd sizes. My question is: Does anyone know of any dairy sales in the southeastern U.S., or an individual I could contact to obtain information on dairy sales. The last dairy sale in know of in North Carolina occured in 2000. As a result, I have had to increase the distance of my sales search for support of cap rates, and contributory value of improvements.
