DOES ANYONE HAVE ANY EXPERIENCE WITH A PLANNED DATA CENTER NEXT TO A NEIGHBORHOOD IN WHICH YOU ARE ABOUT TO APPRAISE A HOME?
 
We have a few Amazon Web Services data centers pop up here in NE Oregon due to water from the Columbia River and cheap HydroElectric power. When all of those Seattle s#itlibs with six figure salaries and no common sense come to town, it really jacks up existing home prices. Data centers a huge heat islands and will effect the climate of adjacent properties. Most of the locals view them as a positive since techies demand a lot of luxury services like lawn care, fancy restaurants, hair and nail salons, so we get more employment for the regular people.
 
Your county has the largest concentration of data centers in the us. What exactly is your question?
 
The property in question is a newer townhome community in Fairfax County off of Edsall Rd, which is a very densely populated area. I just happened to read an article while working on an impacted property which indicates the potential for an adjacent 10 acre site to be developed with a data center (its disputed at present--but it may be approved). If it is not approved or pending construction as of the effective date of this report, must I mention this as a site impact.?
 
Why would it matter? It's your judgement. If concentrated number of these in the region, then the impact is likely zero but no one knows and no one can quantify the impact.

What could the possible impact be? Once construction is completed they seem to be relatively innocuous. At least they are around here. They create minimal traffic is any. They usually result in electrical infrastructure upgrades that benefit the general area. They create permanent jobs and those people need somewhere to live.

Oh I see youre in ffx co Im close and Ive not seen any impact on data centers theyre flooded with them in Loudoun. Id mention it but wouldnt adjust for it if it were mine.

No, I'm in Loudoun--there are millions of data centers here and I'm aware of the Prince William Co. plans for more data centers coming there. This one is inside the beltway! Crazy, cannot say I have heard of any entity planning a data center that close into the city. Anyhow, its being disputed (of course) by the super expensive real estate nearby. A huge real estate firm with very deep pockets is pushing it, I guess until its actually approved, its not a thing.?
 
The anti data center people complain about noise but I don't know how loud they are. I have never heard noise from data centers when in that area. Maybe noise is noticeable at night or something.
