they are just trying to promote the public trust within the appraisal profession... :ROFLMAO:
 
Of course they are there for the appraisal. A person applies for a loan, and they assume it’s the appraiser that comes to the house. Who else would it be that comes to a house?? Hell, if I were an Uber driver ex convict now employed as a $20 a pop AMCs stooge, I’d just say I was the appraiser too. It’s easier that way.
 
They are taking notes, making decisions, and developing opinions regarding relevant property characteristics as they relate to value. I swear I read somewhere that’s what appraisers do. I think that was in a USPAP AO in one of those prior 20 versions I have.

Laws aren’t enforced when the regulators that are tasked with enforcing them get flown all around the country attending conferences put on and paid for by the rule breakers. It’s how business is done in the swamp. Business as usual.

I think the data collectors should be regulated and I think the banks' usage of them should be regulated to the point where they disclose to the property owner or borrower that these data collectors are not appraisers.

But it will be up to govt to bring the lenders and their usage of PDC s under control.

In the meantime, the appraiser's SOW is limited to a desktop process that doesn't involve any personal inspection by the appraiser. You can hate that fact all you want, but it's still a fact.
