you are lucky that they only found 1 issue. you must be a good FHA appraiser. i bet you almost wet your pants when you got that certified letter from HUD. the class is no big deal, it counts toward your renewal. i got caught twice with paint that i didn't see in the pouring rain, well i did have eye problems at the time, surgery now corrected.
i liked it when they listed why didn't i mention the fireplace. i just keep quiet about that, it was a fake, no fire, decorative fireplace in a row home. they have a big stick to beat you with. do not bother the sleeping lion.
 
You could require the paint cans be tested for lead and removed if they test positive.
 
unless you have done a lot of FHA and gotten an anal letter describing page and line number mistake you made. you don't realize how much FHA really wants in your report. i did dive into it after 2 of those letters. FHA basically wants a narrative report about everything. not just a box check saying suburban. i doubt most of yous can do a real FHA expected appraisal following their guidelines. i think the best we can do is to avoid a mistake so as not to get caught. FHA does do a certain percentage of post closing reviews. you could get a letter 2 years after you did the appraisal.
and also, if you are involved in any type of HUD investigation such as a general search, you soon realize that HUD inspectors carry a gun. not that that should scare you more than you being involved on the edge of someone else's scheme.
