A few talking points:

1) Every Licensed Appraiser that can conducts business on line: Accounts, transactions, update and automated review and deliver their product is an AMC. So, Upgrade your business.

2) You do not have to be an Appraiser to be an AMC- But how do they (the AMCs) continue do business with out them?

3) Unions: Corporations hire thier cousins "lawyers" or highly paid members of an industry lobby, But if your middle class its called communism (Woops thats the new Capitalists)

4) Appraisers form the "Apparaiser Association of America" creating one huge AMC: to be accepted all members and operating staff must be AQB compliant. Or Start small with peers in your city/county or State.

5) Some famous associations: American Medical Association, National Manufacturing Association, etc.
That's a start eh

Do any old timers here think their total overhead has been reduced since the eighties?
Yes.

We no longer have the salaries of support staff to answer phones, take messages, copy and bind reports. We no longer have to pay for subscriptions to several MLS services to cover an area. We no longer have film developing costs.

I could go on, but you get the general idea.

I seem to remember reading somewhere that one of the single largest sources of mortgage origination funding comes from union pension funds and they have over one trillion dollars invested in the GSE's. It seems to me the unions could have some sway over the appraisal industry.
