Defining The Number Of Garage Stalls

So a 24' x 24' building with one big door that fits two cars would be a two car garage.

What would a 24' x 40' garage with one big door be considered? Sure you can fit four cars in there but the door will only allow access to two cars at any given one time. Was it ever intended for four cars (as the remainder of the building is shop/storage/personal property) or extended out for other non car storage purposes.

M&S doesn't define garages by the number of cars it can store. Call it a large two car and adjust for the contributory space (ie workshop, etc) is what I'm thinking.

I'm thinking the door is the key. One door, one car. Two doors/one big ol' door, two cars.

I appreciate any thoughts as long as you agree with me. :)
 
I have always relied upon how many cars going front right to left side by side can be parked in the garage. I would call what you have as a 2 car garage with a workshop in the rear.
 
It really doesn't matter what you call it as long as you're consistent throughout the report. Contributory value is more important than the name. I've seen many with no contributory value and others with a large contribution via paired sales and sensitivity. Let your market tell you. If you have really good data, you can probably even come up with a $$/sf adjustment.
 
If you have been selective with clients, perhaps there will be no need to bracket this issue with market data.
 
Bracket this one. It's a 55 car garage in Henderson, NV.

Those are roll up garage doors on the right.
 
A little research revealed over 85% of Americans own two cars or less. So while the whole four car garage is overkill, my market does like a 'man room'/workshop for adult beverages, cigar smoking and card playing activities. I bet with a little more searching I will find a nominal contributory value (at this price point). It's pretty nice, I wouldn't mind one up at the farm.

We have condo's here,, single door/double density (tandem}, which is exactly how I describe the utility of the space.

Thanks Noreen, for the concept of double density...tandem fits better on the uad sca line though.
