Definition of a closet

What if you have a "bedroom" upstairs with a closet - lets say the biggest wak-in-closet in the house, but the nearest bathroom is downstairs. Is that a bedroom? Does it warrant a functional utility adjustment? Are you able to access information of the comparables to the point of precision to support an adjustment as to their floorplans?

Lot's of those in my market. Folks get use to crossing their legs when they want to pee. Can't tell you what the rest might do. It would violate decency:laugh:

That depends on the age of the house! A lot of older homes say built 80-100 years ago did not have bathrooms on the second floor. Heck, many of them did not have bathrooms at all.
