Dang it all. That's the amount. I lost my list and couldnt' remember the amount so I was making it up with $12,500! :rolleyes: :rolleyes: :rolleyes: :rolleyes:

Mike, the tax thing is pocket change, relatively speaking, but when you tell an HO that they are paying higher taxes for that "benefit", their eyes get very big. :rofl: :rofl:

I go along with the street intersection definition. Not any value only twice the traffic noise and twice the snow shuffling in the winter months.

BUT, that's only if you need to inflate the value. NEVER make that adjustment in the negative!!!

My Take in Colorado

Interior Lot - Shovel snow from one sidewalk
Corner Lot - Shovel snow from two sidewalks

Additional value? Never made an adjustment for a corner lot. Never saw a measurable value difference.
 
Corner Lot; streets cover half a squared lot - measured triangularly :unsure:

irregular lots are measured irregularly ;)

several small parcels can become alot :huh:

the number of pelts one trades for the advantage.........priceless B)

disadvantage - dunno

So does the appraiser decide the value , or is it found in the market? :asleep:
 
hmmmm, I have an urban residential neighborhood where corner lots sell at a huge premium. Typically a lot sells for a per sft price from $20-$27 dollars(1 acre=$1,000,000, 1/2 acre 500k-750k, 1/4 acre 350k-650k) . Corner lots are at the high side. Front footage adds, narrow lots take away.

I suppose its all about the market.

It must be all about the market.

Your “urban residential” lot sizes of ¼ to 1 full acre are “estate” lots where I am.
Our typical lots (3,500-10,000sf) show no difference in the location of corner vs. non-corner.
