Hey Nach,

On that note, why is it that many are of the opinion that matched pair extraction is so hard here. I mean, all you gotta do is get sales comps of these properties consider the cost to build,subtract out the land and you have the depreciated value. The properties may not be exact,but are often similar and can be adjusted, or, even not, if the range of these comps are closely corrolated..?

I think we are confusing what is matched pair extraction here....

You are describing the typical market extraction method where you have the replacement cost and you subtract the sale price to determine the depreciation of the sale comp

What LeasedFee stated earlier was the matched pair extraction where the cost doesn't come into play at all. You take a newer comp sale and compare it to an older comp sale to infer an annual depreciation...

Oh ok i see-so basically the matched pair extraction is considered difficult to find. I presume the typical market extraction is more reliable and commonly used.
(Although they're somewhat similar ways of backing into the same thing really)
