Anyone with experience in this subdivision willing to share their knowledge with me???

8,000 SF subject on nearly an acre with an elevated view. I ran comps between 6,500-9,500 SF in the past six months. There are 27 listings ranging from $2.1 million to 7.3 million. All are high end, custom homes with all the typical bells and whistles. All have similar views. The 6 closed sales are at 1.3, 1.5, 2.25, 2.4, 3.4 and 5.5 million?? The subject has been unable to sell at 4.4 for over 1.5 years.

How do I determine where the most likely sales price is with such a wide spread on similar sized and seemingly upgraded properties? If anyone with vast experience in luxury homes in the Phx area would like to team up or assist in comparable selection I am willing to pay for the lesson. It is listed with numerous pictures. PM me if interested or feel free to reply and share your knowledge.

Speaking of Desert Mountain, today I got an email offering me a $3,500 Referral Fee if I recommend a new member. Also interestingly reports that you no longer have to own property in DM in order to buy a membership to the DM facilities. That should make appraisals more interesting.
