Desktop appraisal

Does anybody has any experience with desktop appraisals? I received five assignments for desktop appraisals and all of them are for unique properties...a lot of square footage, large parcels of land, outbuildings etc...The only source of info on subject is tax record...

I ask my client what is the purpose of appraisal and I was told they don't know and I should mark "other" for intended use on my form...

Any thoughts on this? I've searched the forum but I couldn't find any info on desktop appraisals...

Then what would be the intended purpose? The form they requested has portfolio valuation, QC/Audit, junior lien, REO/foreclosure and other...
 
If they can't or won't tell you the inteneder purpose of the appraisal I would not even consider the assignment! period!

The subject's require at minimum an exterior inspection from the public street. Please upgrade these five orders to a 2055/Exterior. Our fee for each is $$$ which includes a mileage charge for the recent fuel price increases.

OSUs correct. Desktops are fine in homogeneous subdivisions, minimal difference in homes other than square footage, good data sources, etc. Not for unique properties.

That's exactly what I told my client....for a cookie cutter no problem...but when we're getting into something different then it's hard to do a desktop and needs to be upgraded to at least a drive-by...

What I thought was weird, it was that they couldn't tell me what is the purpose of the appraisal..

With what appears from my end of things to be extremely limited data for identifying significant attributes of each Subject property, I'll go out on a limb and offer that such a limited scope (re: Subject data) may not be appropriate for developing a credible appraisal.
