Desktop Appraisals Becoming the New Normal

If you are required to visit the property, then that is not a desktop appraisal. It is certainly not the GSE variant.
Danny, was this desktop appraisal your idea? Would you really trust a third party inspection over your own? :giggle:

I don't understand how those two questions are related? There is no third party inspection for a desktop. Use of the third party inspection is generally called a hybrid.

Sorry jumping around in too many topics. I was thinking hybrids and typing desktops.

I'm looking at the desktop requirements that an AMC sent me and I don't understand how they would be much faster. I still have to inspect the property and take exterior photos. Saving maybe 30 minutes on interior photos and comp photos, but that's it.

Why am I relying on a third party sketch when I have to visit the property? Really confused at how this product is good for anyone.
That sounds more like the covid desktop

how is desktop completed with 'floor plans' without a third party inspection?

The Covid Desktops that I completed did not require me to take any photos....
Desktop....

and what is the difference between desktops and hybrids. you can call a skunk a squirrel but the smell never leaves

of course you need a third party for these desktops. duh. now get back in line for your booster cuz the first three shots didn't work.

The desktops don’t need a 3rd party. They are only for single family sales with good credit and at least 90 percent down. There has to be a floor plan available in the MLS with dimensions. Borrowers get to make the choice if they want a full appraisal or desktop … same price… they are all picking full.

It’s going to be very few.

Fannie is not doing any hybrid

Floor plan can be provided by other sources. Homeowner using mobile app or something like Matterport. You can even do a virtual inspection with homeowner. Check the link in the OP
