That seems a bit unfair to staff appraisers who are conscientious about their services, no?
There are no secrets in this business, salute the monkey or be replaced.

just remember, you sign it, you bought it, tell the craigslist inspectors to send their E&O in case of lawsuits :rof:

You would think. But, we do not have any idea what volume of bodies will soon arrive with fresh licenses, employed by AMCs and trained through PAREA. What will they all do? My guess is cheap and fast desktps!


Those are mass employees. Very expensive and the hiring/fireing rollercoaster of real estate cycles is not manageable. That’s why real estate is awesome .
 
The supply of inspectors is much more flexible than the supply of appraisers. Plus, not physically inspecting any of the comps is a big time saver, too.

I expect that some of these assignments will have a 24hr turn time. Which will often be doable if the inspection report is attached to the order.
 
Are you saying they aren't capable of providing unbiased and objective opinions of value?
Many, yes, though I wouldn't argue vehemently that the proportion would be much different than "independent" appraisers keeping their clients happy to keep the assignments coming. It is what it is. But, when PAREA trained employees with licenses flood the market, it will be the rule, clearly not the exception.
