Desktop Appraisals Becoming the New Normal

If/when the volumes drop a lot of the "I'll never do that" opposition is going to evaporate. I doubt even one appraiser will leave the business due to their objections to their employer or their clients doing more desktops.

The irony on the liability front is that if someone else does the inspection it reduces the appraiser's exposure to liability stemming from inaccuracies in the inspection.

so you will being doing gse desktops. hahahahaha
 
Caveat: I say this not as a jab to you - just as a funny aside:

Wouldn't just 'Jiff' have been more appropriate? At least then both terms would be reflective of peanut butter brands...:love:
 
I'd be ok with the whole don't inspect thing as long as I can get a stirling video/audio file from either the homeowner or some third party of the entire property and nearby surrounds. Short of that I get nervous. There was a report yesterday of an explosion in issuance of credit cards to subprime borrowers so more evidence of lower standards being implemented.

Maybe, but it can still bring headaches when a homeowner wonders why in an increasing market their home they purchased a year ago was valued less because of inaccuracies in the inspection. All we can say is this is the appraised value assuming the information we were given is accurate. Skippies may end up getting the "right"market value by inflating the value with the information given.

The joke's on you. I wouldn't hesitate to do GSE desktops if that was the only work I could get. Same for the conventional 1004s. I enjoy appraising houses.

I think that will probably end up being the case with the hybrid forms - instead of sending someone out, the appraiser will probably be using technology to 'guide' the dummy end of the tablet (and I don't mean that demeaningly). Whether it's the homeowner, REaltor, or whomever. Appraiser will be doing a 'virtual' inspection if you will. Desktop will be a bit different in that no inspection is required at all...
 
desktops are a two prong solution to gse's issues, comparing your results to the newly found pilot program, and making sure you racists appraisers do not see the homeowners :rof:

I have absolutely no doubt that benefit has crossed the minds of the folks at the agencies. At the very least, it will be a selling point to the woke crowd that the agencies are attempting to remove one of the factors that could potentially lead to bias.
