Desktop Appraisals Becoming the New Normal

I think it is but I am not sure. There used to be different floor plans more commonly used that I do not see as often anymore. I started seeing these that say gross internal area ever since matterport.
 
Based on the comments posted on this thread and other Desktop threads....
(And granted the same AF members post the majority of comments in the threads-both pro and con)....
It appears that the majority of AF members who respond, respond in the negative....

This could/would/should be a good thing....
For those of us/appraisers willing to accept Desktops....
Could keep Desktop fees from declining due to lack of appraisers....

Did you say that you are getting $350 per desktop?
 
Today I had a purchase inspection and asked the agent if she heard about the Desktop product and she said she hadn't....
I gave her the 2 cent explanation and her reaction was, it'll be good for you....
I have to discount her opinion because she is a part time real estate agent; her full time job in a field other than real estate....

Her MLS listing sheets had all of the interior photos and most of the exterior photos but no floor plan....
The assessor's sketch of the dwelling was accurate but it was a simple center entry colonial so it should be accurate....
No garage sketch, no sketch of finished/unfinished basement but overall this house, based on available data, is 95% good to go as a Desktop....
And any differences were minor and would not impact the appraised value or impact marketability....

If and when Desktop becomes a thing, with minor tweaks by the agents (label the photos, include 4 corners of the house, street scenes, floor plan, etc.-which won't be hard or time consuming for the agent) MLS information and assessor data should be accurate enough to provide a credible appraised value....
And when they aren't, request a change to Traditional inspection....

They just want floor plans like this. It's not very expensive. Most of the listings I see have floor plans like this. I think the agents just order them as part of standard listing procedure.
I hardly see those here in my market(s) as part of the listing
However County Property Appraiser(s) usually have exterior dimensions

Probably just easier to have the appraiser do a site visit if floor plan not available with the listing.

I DO offer SOME private/non-lending clients a desktop option for reports
As @George Hatch put it before in this thread (and I paraphrase) it depends on the SOW, but definitely can easily be done

I, personally, TRULY believe it's more about the fee$$$$ however the stated SOW must also be taken into consideration
