Did you appraise in the 70's and 80's? Looking for stories...

It was like the garden of eden. Then satan said, take a bite of hvcc, it will free you from mort brokers.
 
And first came the promise of consolidation with the 800-pound gorilla, NAR. All went down hill from then.
 
Having seen both worlds...technology has been a net negative for quality of life in the United States.
I'd say that the OVERUSE of cheap tech has been a big negative.

OTOH, if not for tech, we wouldn't know of or be able to ridicule the man-child in SF. Think of the laughs the internet provides.
 
tech has made the stupid think they are brilliant. Ok, but still stupid. Stupid can't be fixed, only endured.

I worked in high school for my dad's appraisal company in the 90's, and this brought back memories of pressing on the Comp 1 arrows, taping on photos, etc. We still have handwritten files that are older than me at the office. The profession has certainly changed since then.

He has been appraising for over 50-years now, and was the only FHA appraiser in the area for some time. When rates backed off of double-digit levels in the mid-80s, he had to have his brother come over to help. Whenever we'd go back to his hometown, he'd always have to squeeze a few inspections in along the way, so a 5-hour drive was always closer to 7.

The thing about real property is it so unique.

It is hard for artificial intelligence to get a handle on real property rights.
 
Give me very homogeneous market and artificial intelligence can do it on real property rights. Real property is very unique.

They say no two snowflakes are the same. Same with real property.

Artificial intelligence will take a long time before it can match the human brain on real property rights in some markets.

I often referred to my fax machine as a money printing press. Always 10-20 orders sitting on it. Doing 5-600/year and none more than 10 miles from my office, usually less than 5 miles.
