Differences in requirements between licensed and certified.

Now that the licensed residential appraisers need to be certified for FHA it got me wondering what the differences in education, experience, testing, etc there were between the two throughout the country.

If my memory is correct the requirements for licensing and certification in FL were nearly identical. I personally don't know any licensed appraisers, all are certified.

I think we only had about 4 licensed appraisers in the whole state and I believe the state did away with or is doing away with the licensed category entirely. (Could be wrong on this but I don't feel like researching it).

Florida is down to about 48 Licensed Appraisers, and one of those is under suspension.

Florida did stop issuing new licenses in the licensed category several years ago. That is why you likely do not know any and as Frank pointed out there are only a little over 40 remaining in the entire state.
 
In California we have a lot of licensed appraisers. It became necessary to upgrade a few years ago because licensed appraisers can't appraise over a million, and a majority of the homes I appraise are well over that mark.. However, many of my associates did not upgrade due to the higher costs associated with being Certified. One of them specializes in mobile homes (not over $1mil), and a few others in similar situations. So, I can understand why some wouldn't upgrade (higher license fees, higher E&O, etc.) but on the flip side, you also receive lower fees. I think it all balances out.

I took a course and believe it helped a lot.
