Different Future Land Use ("FLU") - your experience?

Upzoning or down-zoning are the terms I've heard in response to this situation.

Doing a deeper due diligence with zoning officials and getting something in writing has been my approach as agree there's a slippery slope in just using an EA.

use permit denied on a lot that was zoned for the use in what they are calling an "adverse taking."

Someone didn't bribe the right officials.
