Important lesson here...one, never use abbreviations someone might not understand, and two, include your location in your profile so we know where these funny things occur! :rainfro:

Somehow, I don't see a problem with the issue you are slaving over.

Draft a hierarchical language pyramid by describing the different stages or facets to be used in your presentation.

Then, start at the bottom of the pyramid and write a few declarative connective sentences. By the time you get to the top of the pyramid, you’ll hopefully have a paragraph of clear, simple English. EXPLAINING it to the reader.

I'd think the harder part of the appraisal problem might be finding comps.

A good answer starts with a good question. It is clear from all the questions about your question that you didn't ask a good question.

99.9% of the folks here are more than happy to help someone with a problem or question, but you gotta help us help you.

And an other thing, how about your profile? You don't even do the courtesy of giving us your location. Location is the minimum information in the profile, and you don't even give us the minimum. Yes this is my pet peeve, profile. Many questions and answers are related to location. Maybe not this particular question, but the next time you need some help it would be handy to have your profile all filled out.

Don't let my comments seem unfriendly, cus their not, believe it or not, its a welcome aboard. Were glad you're here and hope we can help and that you will be there to help us.

I would incorporate that list of Q & As you posted in an addendum to the report just in case you are dealing with an out of state lender. Does the fact that these two properties being "directors lots" negatively impact their marketability in any way, shape or form? The early description noted that the builder owns the property and leases it to a tenant. Did this project take 20 years to complete? Is that typical? I thought Texas was a non-disclosure state. Who sets the MUD tax rates. Is that type of information public? Since it is set according to property values and debt requirements, that governing body may be a data source.
