Disagreement with County and Lender on FHA Assignment

Doublewides also have a thick wall where they come together
Didn’t know there were mobile homes that are put together on site. Not many double wides in these here parts
 
Just curious as there is a basement, where is the furnace? Most manufactured houses the furnace is in a closet. Modulars in my area have furnaces in the basement. Although, over time, I guess that could be changed by one homeowner or another.
 
As far as County and assessor both often intertwine the two and in my County often a Manufactured with HUD tags will be assessed for tax puposes as a Modular.

In CA, are properties not assessed based on most current sale price with CPI changes?
 
I'm sure you've probably finished the assignment by now but for future reference, I'd pay careful attention to the frame when determining the classification between modular and manufactured. Manufactured homes are typically constructed where the metal frame itself supports the outer wall with no assistance from a foundation. Usually manufactured homes, at least the ones I've seen have joists that taper slightly the closer they get to the exterior wall. It's also supposed to have support piers with mortared joints placed certain distances apart under the frame I believe. It's been awhile since I've appraised a manufactured or modular home so maybe things have changed.
