Which is exactly why I asked to get an idea of what other appraiser's feel is fair. I don't want to be greedy, but I also don't want to be an idiot and paid fairly! Especially with the condition of things right now!
Many,
The demand for these types of assignments is potentially large right now. The supply of competent appraisers MAY be somewhat limited at the moment.
I would go big if I were you. Don't forget, (and I hate to sound negative, because I am actually not) you are dealing with companies / AMCs that likely have a fairly long history of unscrupulous, unfair, and unethical behavior, at LEAST, imnsho. They also capitalize on appraisers at every turn, and at every chance, to take hard-earned money away from you to keep for themselves, under the guise of a mysterious firewall, or something like that.
They smell blood right now, in that many have just received a PILE of orders for disaster inspections. PILES and piles!!! Almost every mortgage application in play right now in the ENTIRE STATE is likely in PLAY for a disaster inspection.
They have to hire appraisers!!!!!.
WHY???
Because they ----the AMCs------don't have appraisal licenses!!!!!!
And THEIR ONLY GOAL IS.........................
and I mean the ONLY GOAL

is NOT the appraisal itself, but.....

to keep as MUCH of the MONEY as they possibly can, PERIOD, and they will LOWBALL, LIE, DO or SAY anything to you to accomplish this.
SEE? GET IT?
At least this is what I would do if I were an AMC.
I may just do this, because......let's just say, there are large numbers of appraisers that just don't get it, are not very bright, and so on, and I might be able to make way more fooling appraisers out of money than I can actually DOING appraisals.
GET IT?
I know I sound kinda silly right now, but I'm really exhausted from the storm. AND, I heard from ValuTrust America or Value TRUST America, offering me a whopping 65 crumbs for a disaster inspection before the last winds of Hurricane Sandy died down, headed toward Pittsburgh (the AMC capital of earth).
(I asked them if they wanted me to drive my car to the inspection, then it would be $275. MINIMUM.)
AND..........BEST OF ALL............this is all 100% TRUE!!
This is exactly how the disaster inspection end of the residential appraisal industry works, with no exception.
So, PLEASE, be smart!! Don't be taken complete advantage of, and don't be fooled by these criminal elements.....they are really WORMS in your WALLET (or pocketbook, whichever the case me be.)
THE FIRST RULE, as in any appraisal assignment is, the assignments are worth quite a bit more than what they are offering YOU, so they can KEEP THE REST. (If you were the AMC calling the appraiser, what do you think you would say / do)
Easy Peasy, right?
This is how to drive fees UP in the appraisal industry.
All the best.
