Disaster inspection on a 1004D?

Please help me by finding the section of USPAP that says which appraisal form should be used. There are other forms but, maybe the Client doesn't know about them. Maybe they know but, they want the 1004D. If you don't want to report on that form, talk the Client into a different form... most of them will be fine with a different form but, you have to clear it with them... or decline the assignment.
USPAP says nothing about forms in any situation. What form is an oral appraisal on?
 
We had a fair amount of damage from Helene here in the upstate. Nothing like western NC, but significant. Anyway, I've done several Disaster Inspection reports and Catastrophic Disaster reports. Now I have a lender asking for a disaster report on a 1004D for FHA. I can't figure out why or how this would be appropriate. FWIW, it's not my appraisal and not a usual client. They are offering 200 frog skins, so I'm tempted. Any thoughts?
Me personally, I would not use 1004D.

Many lenders and AMCs have systems that automatically check the form type that is delivered. For example, if they order a 1004 and they receive some other form it triggers an error in the system. When it comes to disaster inspections, many lenders ask for use of a 1004D because that form is already programmed into their system and they can detect that a 1004D was delivered. Most do not have the proprietary disaster forms programmed into their systems. That is the main reason that some ask for use of the 1004D.
 
The disaster inspection I have done are on the Disaster form, can't remember the actual name. Its to make sure the structue(s) are still in place and not damaged. To protect the collateral. The ones I have done were in fire areas so it was pretty easy to see.
 
This does not really solvehis problem. What I might do is use the 1004D and attach a text page to it It could be the disaster form . Of course you will have a photo pages also.

Hopefully for the property owners sake they may still have a house...it could be just pictures of a pile of broken up wooden lumber or a vacant piece of land.


Sad, very sad. I got lucky living in Gaston County all I got were some really bad winds . I thought for sure one of my 13 hardwood tree's was going to come crashing down on my house.

It's one thing I'll never 'get'. Why so many appraisers want to insert themselves into their Client's business. We get engaged to provide a service for a fee. Beyond being able to determine and report the Intended Use of the appraisal, the Client's motivation is none or our business.
 
So much drama here, for saying that there has been no damage to the property from the hurricane dated xx/xx/xx. This is not an appraisal on the 1004d. It's a physical inspection only.

It is when you are accepting the liability and exposure for something both you and the client are aware there is a more appropriate way. A 1004D asks for a recertification of value, or if repairs have been completed. Neither is appropriate in a disaster inspection/certification.
