Disaster Inspections (CDAIR) & Bids

I'll take a "measly" $150 to check anyday to check on a house that inside my coverage area and outside of the disaster area.
The client usually wants the "check" in several days so you have to fit it into your schedule.
I was lucky in making it along my way to my other full appraisals.
 
If you did the appraisal before, it's easy.
I did one not once but two times. Subject was in my hometown. I liked that.
 
Back in March-July after the freeze here in Texas we were doing these for $250-$500 a pop. Sooo many came across our desk, but we were inundated with reports. I'm thinking that's how we were able to get those prices. Many were on properties that had appraisal waivers, but needed an appraiser to sign off. Most CDAIR were exteriors which was strange since the freeze affected the interiors due to busted plumbing.
 
Realized I probably typed some $ that I shouldn't have, or should have been more careful about....sooo I will just delete it all and replace it with this! lol

Sounds like the comments provided from other appraisers are pretty much in line with my thoughts and prices.

In my experience, yes they are typically incredibly easy, BUT they do take more time than I thought. Only done 2 cdair's myself & those were last year. If I'm not mistaken, the first one was $100, then I moved it up to $125 for the second one. This is strictly my personal opinion for my little area but $125 is fine if you can line up another reason to be in that area at the same time. Partly because work loads (which I'm thankful for) but mostly due to increased prices/inflation, I've added the same % increases I see in my everyday grocery shopping & gas prices to my fees. So I'd still take $125 cdair today if I had another appraisal inspection or comp pictures that was taking me in that direction. If not, well who knows! I almost feel like I shouldn't be talking about my fees in this thread due to price fixing or whatever it's called but I understand your question! Last year when I received my first cdair, I was thinking the same thing. Feel like I arrived at my prices through Google by looking at various appraiser fees listed on websites (which were from all over the country & not my state lol).
I'm the type of person where everything seems to take a little longer than expected though!
Yes I notice other appraisers don't mentioned about their fees but I wasn't aware of price fixing. Must be client misinformation to keep appraisers down.
I try to be general about my fees mainly to let some know if their fees are too low. If I get too specific, I don't want my peers to undercut me by a dollar.

Thanks for the heads up. Honestly I thought about deleting my reply the moment I laid in bed last night! haha. Couldn't figure out how to delete so I backspaced everything and retyped a sentence or two.

My coverage area is 60 miles in 2 directions...10 in another and 40 in the 4th...all rural too- slow gravel roads, etc. I could easily have 2 hours drive time in one.

Discussing fees is theoretically an issue but it is kinda like the tale of the appraiser in a golf game being asked what a lot was worth and he said some offhand number then gets sued when the land turned out to be worth more than the owner sold it for plus drug before the board for not having a report and workfile. Prolly nonsense. A group getting together and agreeing to explicit fee schedules is one thing, comparative price analysis over the entire nation hardly defines "price fixing"....
 
After looking at the form, assuming there was more than just one, and they were within a reasonable distance, I'd do them all day for $150. Looks like $100/hr to me. Not bad for a part time gig.
