Discount Rate Surveys?

Does anyone know of any free national discount rate surveys? Currently working on a freestanding auto service facility with a long-term lease in place. I know AI offers the free PwC survey, but this survey only provides rates for regional malls, CBD offices, warehouses, and apartments.
 
Look on Calkain's website for similar auto service going-in cap rates, add 125bps to 175bps and call it a day. None of the market surveys have auto service discount rates specifically. PwC has triple-net leased surveys and you might be able to find that online somewhere for free.

I think I'd probably take a supported OAR and add CR to come up with an estimate of IRR. If you have a flat income stream, the OAR and IRR would be similar.

Yes, maybe hoping to find a survey for auto maintenance DISCOUNT rates is expecting a little much in terms of availability and credibility. PL1957 is going with the textbook OAR + Avg Change in NOI over the holding period (9 discount periods if 10 years) in case you are wondering.

I suppose that a DCF is either required as an assignment condition OR the cash flow is so variable that it warrants one, rrriiiiggghhht? Otherwise, if this is a NNN Caliber, Tire Kingdom, Firestone, Goodyear (etc etc etc) do market participants in your area (principals, brokers and/or appraisers) actually consider DCFs relevant on them?
