Dismissed Against the Appraiser

IMO-the "time lines" of all of these is the problem with the bouncing ball scenario. Additionally, the Judge(s) should be throwing them all out of court - staging a property is way to similar to......(provide your answer here)
 
Wiki says the city of Springboro is located in Warren County.
The Warren County Assessor has a property search function, one mode being to search by owner
Such a search by owner returns an address showing her name as the owner

That's a 5-minute process. Spotting the property in Zillow took a minute and building a search for sales took another 2 minutes.

There was similar sized 2-story home located 3-4 blocks to the n/west that sold in 04/2022 for $500k. Here's the comment:

Here's another 2-story home of similar size and age located 7 blocks to the n/e but crossing a 2-lane collector street. I would say with less appeal than the subject's quality and design. It sold in 05/2022 for $453k but the basement finish doesn't appear to include partitions

Also another similar sized 2-story home located on the next street north (~400ft) that sold in 12/2023 for $500k. Also with a finished basement.

With all that said there are also several other sales of varying sizes which sold during a similar time frame, and with different pricing; some higher. I can readily see why a borrower purchasing in 2020 for $422k and building out the basement might think a $485k value in 2022 would be unhappy about it if they were aware of another prior appraisal at $520k.
