I don't think I have ever received an appraisal request (except those I get directly from Fannie Mae) where Fannie Mae is listed as an intended user or will be a recipient of the report. The person that orders the appraisals has no idea where that report is going to end up 6 months later. I don't think it is necessary to state you are expanding anyone's (by name) particular search parameters/criteria. Just put what you did and why.
Regarding the 1 mile. I thought it was 5 miles, because an LO once told me that I could go up to 5 miles for his lender to get the really good comps, besides the house was suburban since it was adjacent to and not in the 'downtown' area (town of approx 250,000).
Geez, maybe I should try to locate him and have him come onto the forum and educate all of us.:new_alien:
