We always use location as a last resort to adjust for, because location is the most influential factor affecting real estate. It is always more tangable for an appraiser to adjust for things like living area and quality of construction rather than location, because those factors a derived primarily from cost data and pure, hard numbers. Putting a number on the difference in location between the subject and a comparable is the most subjective thing that we do in terms of the sales comparison approach, and in our profession, objectivity is what allows us to keep our licenses. Subjectivity is what gets your barbequed.
