I just did a divorce case
and used the GPAR form. The other side's lawyer tried to give me a hard time-because it wasn't "acceptable" for banks. However, the appraisal was allowed in anyway. It is freeing that there are not the same FNMA specific requirements in the GPAR form, and the lack of pre-printed certs is great. The AI form is OK, but seems to be better suited for an MAI than a non-MAI.
Further, because it "looks" like an appraisal, the fact that it says GPAR instead of 1004 at the bottom seemed to be of no consequence to the judge in this case. YMMV-but kudos to Mr Heyn and ACI for putting this out.
