Do you adjust for Tile roof over Comp Shingle?

You're asking the wrong group of people, you should be directing your question toward the market not a bunch of out of state appraisers.

I was thinking the exact same thing! OP-Do you know how to extract market reaction out of market data to determine if an adjustment is warranted or not? Not trying to be a smart***** just asking a question. I am always surprised at the amount of appraisers that ask this questions and have no clue how to extract market reaction or appraisers that give a flat adjustment because that is the way they were taught(by theoir sponsor, no doubt), regardless of what the market data says. Some appraisers base adjustments on cost rather than value. In Texas, I have seen some markets that get a premium for tile versus shingle and others that do not.
