Do you foresee the bachelor degree requirement ever going away

Most people in every state do not have college degrees. Arkansas has a HS graduation rate that is above the national average but true enough, fewer Arkansas residents have college degrees. That's largely due to poverty and the lack of jobs for such grads. Outside NW Arkansas which has a much higher percent of grads than the remainder of the state, the state isn't growing much and has a higher age average as retirees come here.

OTOH
Arkansas had a high number of billionaires, ranking 7th in the country, with 0.65 billionaires per million people. Specifically, the study placed Arkansas at #7 with 0.65 billionaires per million people. Wyoming had the highest number of billionaires per capita, followed by Hawaii, Nevada, Oklahoma, New Hampshire, and New York.
San Francisco has the highest concentration of billionaires per capita in the world. According to Wealth-X, there are about 1 billionaire for every 11,600 residents. NYC has 1 per 81,211 residents.
San Francisco must be a great place to live if you have money.

Meaning what?
You know what he means....he is a typical DC Area/East Coaster who looks down at the "inferior" hicks who reside in "flyover country". I grew up right outside of DC and recognize that attitude very well. Fortunately I was the son of two midwesterners and neither of my parents ever forgot where they came from and made sure I understood how most Americans lived outside of the wealthy DC-area bubble in which we lived.

I will avoid any town where people **** in the streets, thank you.
That's only in the sh*tty part of town. Rich neighborhoods are nice and have billion dollar views.
Those progressive politicians in SF are considering a bill to put shelters in every neighborhood believing everyone should be taking their share of accomodating homeless instead of putting them in the sh*tty part of town.

Look what many will be missing! :)

Did you get my text Greg?

They say that newspapers are written at a fifth-grade reading level. Most fifth graders do not read the paper!

Most 9th Graders don't read Appraisal reports!

The usage of a fifth-grade reading level in newspapers aims to ensure the information is accessible to as many people as possible, regardless of their reading proficiency or educational background.

What communication point is being made with this writing level?

AI says:
Residential real estate appraisals should generally be written at a level that is clear and understandable to the intended audience, which often includes homeowners, buyers, lenders, and other real estate professionals. While there isn't a strict grade-level requirement, appraisals should aim for clarity, professionalism, and accessibility.

For federally regulated transactions, appraisers must follow Uniform Standards of Professional Appraisal Practice (USPAP), ensuring reports are well-structured and free from overly technical jargon. If the appraisal is for a lender, it should align with Fannie Mae and Freddie Mac guidelines, which emphasize standardized reporting.
