Do you guys inspect garage door opener safety sensors?

Where the door wont come down all the way if something is in the way.
 
I tested the opener/door, but did not put anything in its path to see if it would stop.

I just went through the 4000.1, and did not see one thing about garage doors or safety sensors.

The reason I'm asking, is that I recently did an FHA, and made the appraisal "subject to" peeling covered patio paint. The agent just left a mssg, and said the patio has been painted, and the garage door sensors were installed. The report only said "garage door opener functions properly". I hope I'm not going to get a letter from FHA saying why didn't I call out garage door safety sensors?

Yes, I do in a typical HUD inspection.
 
No. What if it is old and does not have them in the first place? They were not required until I think 1993.

Thanks Lee. I mssg'd the agent, she said the garage door sensors were just something she added on her own, it was not from FHA.

Well as long as it is old and prior 1993 guess it'll pass.

So, the garage door closing on a 5 year old kid and not reversing is ok? I don't think so. I have always operated garage doors when doing FHA appraisals. I had one of our cats get stuck in our garage door because it would not reverse. Never again.

Hah! Nope. But I have one that is that old. It works fine but the remotes are completely out of date. One of mine quit. The new (post 93ish ±) remotes can be programmed and my old Chevy Silverado actually could be programmed to operate buttons on the console overhead to open my garage. My reversers do work and they have for 30 years. I replaced the door panels and springs and may go ahead and update but so far my sensors are "OK". And I do have a tendency to test the doors. A roll of paper towels works well, but otherwise I simply put my foot between the beams to see if that reverses then try again and see if I can stop it with my hand. Usually can. I administered an estate and changed out the doors and sensors because they did NOT reverse and that door was probably 50 years old or more.
