I wish someone would you'd think all of the people posting about slow work or azz clients would love a step by step guide from noob to the most visible appraiser (from this thread) in this market literally working myself to death with a free to make Google Business Profile to prove me right. If I posted the number$ I'd get accused of bragging but it's been utterly incredible.

It just comes down to a difference in business philosophy.

I care about trying to do a good job and trying to provide good customer service. Trying to squeeze in as much volume as possible runs counter to that. With that in mind, the capacity is not unlimited.
 
absolutely, this is for the myriad of forumites who post regularly that there is no work, fees are too low, it's too slow or they'd love to solicit more work but don't know how. and if your customer service is not on point your risk you 5-star review which is muy importante
 
For the first time ever I'm not updating these garbage AMC panels. I really only got work form CBRES but they pay only slightly less the rest are junk with clASS being the dumpster fire of the lot. I'm now steadily getting 15+ private deals a month almost exclusively from my GBP. Fees are great and the people love having someone who has Fern's level of knowledge do their reports for them :LOL:

A complete how-to is itt but a quicker version is to ask Gemini how to set up and SEO a GBP for my appraisal business where I work. It only really works well in you immediate area so if every single forumite did this we would ALL DO BETTER unless your buddy lives in your same county. My buddy who hooked me up w this @Functional Obs lives 1 county away. He has not seen any decrease whatsoever and I'm slammed all the time. Did I mention it's completely FREE?!?!

I read 25% of ret... people use Apple Maps (for some reason lol) so I tried to get verified but was denied placement on their map pack. Because I don't have an active store front. Google made me go through this silly charade by sticking mailbox letters on my front door and filming my office (PC on a desk) oddly only once I moved and not initially when I first started this. So, unless you work in a commercial building the oddest company I've ever had the displeasure of dealing with (see iPhone thread) will have to go on without me gracing their presence.

I actually got a deal from Bing Maps of all places when someone found me there and I heard Map Quest is gaining popularity as well due to Goog and Apple I believe renaming Lake Ontario to Lake America. Oh well, the undisputed king is still a GBP. I recently tested 2 people who didn't have me in their phone 2 counties away to ask Goog about appraiser near me and I'm still at the top so keep posting to your GBP if even 1 of you do this, with specific content that tells Goog why you are better at what you do than others in your field and you will rank for free.

I now dread when the phone calls bc I hate saying I'm too busy but I hate turning down work more. Actually, a fix and flip client called yesterday and said he needed 2 super fast 1 day turns on ground-up new construction flips. (he only calls for an emergency) I told him 4k each. Then the investor called and said, really? Really. My new private clients are loyal, used car salesmen aka mortgage brokers (sEnIoR lOaN oFfIcErS) are not.
