Do you perform Field or Desk Reviews?

When you receive a request for a review, what is the first thing you look for?

Yeah I just do not get review work. I have had it explained to me many many times but I don't get it and never will so I do not do it. Not only would the fee be double the typical appraisal, but unless I actually re-appraise the thing How can I have an opinion as to the value of the OA? Then looking at someone else's adjustments. I can not just look and say to myself, yes that's reasonable. No way. I need to actually examine MLS data and derive them myself before I do that. Just looking at a number and determining the reasonableness of an adjustment in a fast changing market might not be appropriate. I consider reviews to be Sh*$- filled balloons that can explode at any time. Many times they want more comps which is funny when there are no comps to begin with.
