Do you put the Pending Date on the grid?

Guess it would be time to move! My wife's sister lives in Redondo and was here this month for a graduation of a nephew. They built a new home a few years ago for just under a million and it appraised three years later for 1.5 million. According to her it is now worth about what it cost them to build it. Go figure?

I try to keep it simple. In most of the areas I work the comps are so poor and far and few between that I can't micro-measure pricing trends in small units like the time between contract and closing.

date of contract

Well mine is confusing too. I added a line at the bottom that says "Date of contract" and then just have a date there without any other qualifiers. I'm sure that takes a reader a couple of times to notice and/or get used to.

Doesn't it make more sense to make the time adjustment down at the "date of contract" line rather than on the top line?
