To the best of my knowledge, based upon the posts in this thread, I am the only one who has participated and who actually lived in a lake community in which I had deeded exclusive use of a common area boat dock.

I interpret this to mean that in your opinion everyone else who responded is incorrect and that only you, among the posters in this thread, has the correct answer.

Looks like all of the waterfront properties have docks. The non-waterfront properties dock their boats in the lagoon. If you use only waterfront (or non-waterfront) properties you probably don't have to worry about it since there won't be any adjustments for that amenity.

Yes, all that are adjacent to the water have either a private or shared dock. Unfortunately not many sales in the past year and most that did sell were not on the water.

Yeah, but then the adjustment is for waterfront versus non-waterfront instead of dock versus no dock. A much easier adjustment and with no worry about specific value to the dock.

With regard to a dock and actually ownership I have occasionally inserted CYA language with EAs referencing/requring a riparian rights survey. If the loan goes belly up, then they can sue the surveyor or the person who made a decision not to order one.

Agreed, no need to complicate the matter. Rex's post did confirm that I wasn't losing my mind and Fannie did have a comment out there regarding docks.
