To the best of my knowledge, based upon the posts in this thread, I am the only one who has participated and who actually lived in a lake community in which I had deeded exclusive use of a common area boat dock.
Where is this property (just curious to see if I'm familiar with the area since it's in California.) Is it the Delta?

Looks like all of the waterfront properties have docks. The non-waterfront properties dock their boats in the lagoon. If you use only waterfront (or non-waterfront) properties you probably don't have to worry about it since there won't be any adjustments for that amenity.
Yes, all that are adjacent to the water have either a private or shared dock. Unfortunately not many sales in the past year and most that did sell were not on the water.

Yeah, but then the adjustment is for waterfront versus non-waterfront instead of dock versus no dock. A much easier adjustment and with no worry about specific value to the dock.
