Does a 1004D recert of value require a drive by inspection?

Maybe read the certications and small print and see if somewhere on the form it says something like... 'I have at mininum inspected the subject property from the street'.


Why use a form? Because your Client wants the report on a form.

How about my current stand alone 1007?? I decided on my own to conduct an ext only, there being no stands of which I am aware nor any client instructions, supplemented by borrower phone interview, Assessor, and prior MLS listing. Individual is obtaining loan to buy a property while keeping his existing property. Lender seeks rental surveys of existing SFR to determine creditworthiness. SO... is a FNMA form appropriate bc the value doesn't affect the value of the new propery? And where Do I find certs to add to the 1007? And why TF are 90% of all my assignments screwy???
 
I've always done a drive by of subject in both cases. Check your client's instructions. If its an "afterthought" 1007 right after you did the 1004, they may not require it. If a standalone 1007 or 1004D Recert, absolutely do the driveby - and I'm sure they'll require it
