NOBODY can provide the owner-tenant occupancy ratio--not mailing addresses or anything--for the subject phase or the entire development of 760 condos.

Consequently, I'm reporting that I was unable to obtain the owner-tenant occupancy numbers.

I'm not inclined to impose an EA concerning the ration; and thoughts of a random sample of 30+ addresses as the basis of a statistical inference is interesting but probably flimsy.

Does the absence of this info (that presumably affects the lending decision) affect MPR?

This is a frequent problem with condos -
if I can not get an answer from management agency I estimate it best I can, then I state it is an estimate due to lack of response from management, and that an estoppel letter might show a different amount. I do not make any EA . I just state it was an estimate and the actual number can differ .
I am not understand how it would affect MPR

Usually if the lender gets an stopped letter later and the # of rentals are different then the lender or AMC for lender asks appraiser to revise it on the report,.

The complex is either FHA approved or it is not. But there are situations where they give a case by case approval. You can look up whether the complex is approved or not

How would that effect the 3S's. Safe, sound, & secure. I'm able to pull the tax information for a development & put it into a spreadsheet. I can then compare the owner mailing address with the physical address. I can get pretty close to the actual tenant occupied number.

No Condo certification given to lender on FHA will prove that ( yes or no )

How does one obtain the tax info for an entire development?

My experience working with AMC's during the past two years is that lenders don't provide condo certs because they don't want to pay for them unless they are assured that a transfer will happen.

You cant stop :)
Even the meds don't slow it down. But without work I would be in a sports book in Las Vegas, or a local bar, within 24 hours. I did a SFR Purchase, a SFR re-finance, and a 1004D today, thinking two or three times that I might just die on the spot because it was so hot, thinking about Mike Tyson's comment yesterday that he's expecting for it all to end soon, and wondering whether everybody thinks "OH No, Not Now. Not Like This," when their time is up.
