Does ANSI apply to attached condo's. BofA is requesting exterior dimensions..

Yes, you do have to estimate the wall thickness is what I learned in my class, although I am not all that confident on what I was taught LOL.
I'll be taking a class next week. Interesting to hear and learn what's this ANSI is all about.
 
Yes, I did take exterior measurements, was just annoyed that my instructor stated NO ANSI on any condo ownership only 1004 form.
Remember ANZI was written for entire Country and many parts of the Country dont even have site Condos and if he went into that many would be more confused --I dont believe ANZI even addresses site condos . Also Remember Condominium is a form of ownership not a design and any Unattached structure will continue to be measured as always exterior. Nothing has changed just 1/10 if a inch and in CALI not to many basements or or finished attacks with sloped walls- Its all BS but I am self declared ANZI Certified : ) LMAO

Good Luck with your class! My instructor gave misleading information after further research on my part. Glad we have sites like this so we can bounce information back and forth!

Yes, you're correct. I read page 4 of ANSI and it doesn't address "site condos. This section led me to this site to see what my peers were saying. :-)
 
In a "Condo" the owner only owns the interior space and not the exterior walls.

For instance, in a high-rise condo, you only own the space between the interior walls and not beyond the walls. The exterior walls, windows, roofing, hallways, elevators, staircases, parking garage, etc. are all owned by the condo building as a whole.

This is another reason why we measure only the interior dimensions of a condo (space between from drywall to drywall) and do not add the wall thickness.

Exterior dimensions are included in a detached home because they actually own the exterior walls.

ANSI currently only applies to detached single-family homes and attached single-family homes. It does not currently apply to condos, condo buildings, or multi-family homes.

FNMA FAQ disagrees, it has been quoted earlier in the thread that detached condos and attached condos ANSI is to be used.

Q11. Does Fannie Mae require condominiums to be measured per the ANSI standard? Irrespective of ownership type (Condominium, Co-op, Fee Simple, etc.), the ANSI standard must be followed (if legally permissible – see the Annex to the ANSI standard, page 4, for more information) for houses with detached or attached architectural design including townhouses, rowhouses, and other side-by side houses. The ANSI standard should not be used if the architectural design is an apartment-style or multifamily building. When measuring a condominium or co-op that is part of an apartment-style or multifamily building, Fannie Mae’s policy of using interior perimeter measurements for the subject property should be applied.

FNMA does agree. This proves my statement. Also, ANSI clearly defines an attached single-family home in the handbook and a condo would not apply.
