I have looked and can not find the answer to this question. Home is in good condition with central air. However, all of the screens have been removed from the home. Is this something that can just be noted in the report and left up to the UW? Thank you for your input.

Why the heck is it any of their business?

Did you read the MPRs which are listed in the 4905.1?

I have looked at 4905.1 and they talk about attic and crawl space venting. I am not finding window venting. Could you point me in the right direction or give me a link to look at. I have no problem looking for more information. Thanks

Screens are not a requirement!

I can see where they may be a requirement in some places such as down in louisiana near the bayou or where there is a bad problem with mosquitos. I've never seen that problem around here.

FHA does not require window screens. It should be mentioned within the report as it is a reflection of the property's condition. Even though not an FHA requirement, the underwriter has final say - and can still ask for them to be installed.

If you deem that the lack of window screens is a health factor such as described by RSW then call for them. The underwriter can eliminate your requirement if he/she is brave enough.

I do the opposite.

I call for every screen to be removed; it's a safety hazard. I have a stop watch and I time myself on how long it takes for me to remove the screens. Some of those new construction screens are hard to remove. I end up breaking them a every time. If there was a fire, I would be toast. If there were a fire, how could someone get out? It's a safety hazard. As for the West Nile mosquito's, I make a extraoridnary assumption that the mosquito's do not carry the West Nile and that the owner installs OFF at every window.
