I have a shed on a property with a roof in very bad condition. The shed has no value since it is movable and not realty. Does the roof need to be repaired or inspected for an FHA loan? I can't find anywhere in the 4000.1 handbook that comments on shed roofs, only concerning paint. Can anyone provide details on where this is located in the handbook?

Sounds like personal property to me...no need to call for a roof repair of the personal property shed

I concur. Run into this situation often. Anything that is personal property does not need repair. If it is bad enough I sometimes call for removal(VA's). I would do the same for FHA.

I would say no because it's not a health or Safety issue.

And you know that ? How?

A shed can be very small or very large. It could be a safety issue for small children. It could be a health issue if there is lead based paint.

I have learned to never assume anything. Assume *** U Me.

Thank you for your help! I'll note it in the report but not make it a required repair. I appreciate your help!!

If its not a safety hazard its personal property and FHA is not concerned. Of course a yard full of abandoned refrigerators are personal property but would be considered a safety hazard in most circles including a FHA appraisal IMHO.

If it is not real property i would tell them to tear it down, otherwise it is a safety issue in my book.

A person can be harmed by either abandoned refrigerators or a shed. Drive through the country side sometime and look at all the old abandoned shed, garages, houses, and other buildings. Lot's of them here in the south. They are all hazards.

Isn't that what I said?
