Does Room Need Closet To Be A Bedroom?

Now, regarding the lack of closet and call it a den or office. If you call a room with a full bath a den, you would take the useful utility of the full bathroom because those who are using the den or the office don't need to take shower, in this case they usually need a .5 baht. people usually don't take shower when they are working in the office and the den usually is used as a family room or a room for kids. So, by taking the useful utility of the bedroom, you turning the useful utility of hte full bath to a .5 bath.
 
What about if the person falls asleep in the "den" while working at the computer and then wakes up all icky and decides to take a shower?

Too much supposition. KISS works best in most cases.

BTW, if you have a Guest Room without a closet, the guests have no place to keep their extra clothing and therefore will be encouraged to keep the visits short. Isn't there an old saying to the effect that after 3 days both fish and company begin to smell?
 
Be cautious about that 3rd story and it being legal GLA. Check with your state residential building code. NYS is very specific to its requirements after the adoption of the Uniform Fire and Building Code in 2000. It is required that any wood framed structure used for residential purposes above 2 stories in height MUST have a second attached exterior means of egress and is to be equipped with an NFPA 13D sprinkler system. It should also be noted that older existing homes are NOT grandfathered under this code and must be brought to code prior to allowance of the 3rd story GLA. Good idea to check with the local code enforcement officer as well. One of the villages in my area requires that second egress to also be covered while the next town over does not.

As far as the bedroom/closet question. If the house was built prior to 1940, most bedrooms did not have closets in them due to the lack of wardrobe esp in our strong farming communites. Usual 6 days of farm clothing (not usually changed daily and you thought that smell was the cows :blink: ) and then the 1 church/funeral suit. The average buyer of an older farm type house should be aware of the design and appeal of the lack of closet space. Fast forward to the new McMansions of today and you darn well better have closets in EVERY bedroom for the same appeal.

concerning measurement of areas with sloping ceilings.

Space where ceiling is lower than 5 ft. does not count in GLA
Find the point where ceiling is at 5 ft. from floor Now measure across the room until you reach the other point where the ceiling is drops to 5 ft.

Now measure on each side where the ceiling is at 7 ft mark that point and measure across to the other side where ceiling is at 7 ft.

Now you should have 2 areas measured out.

as long as your area where the ceiling is above 7 ft. is atleast half of the area where the ceiling is at 5 ft or higher all of it is GLA. If your 7Ft. area is less than half the area then you must pull in your first measurement until the area above 7 ft is half of the area 5ft. or above.

Don't forget your laser measuring device, It's very hard to do with a tape measrurer.

We struggle with this question and see a lot of old houses built back in the day when they had armoirs or didn't wear clothes or something. They thought those rooms were bedrooms-so do we. Can that thinking help on a new one? Do we have to enter the mind of the builder? We also see a lot of back porch conversions to a bedroom and we see dens with closets.
Thought everything would be cleared up when the local Board of Realtors brought in one of those out of town appraisers to do an all day continuing education. The appraiser was touted as being especially astute because, after all, he was from the big city and his mother has a seat on the State Board of Realtors. Some of the Realtors actually got through the whole day and guess what he said a bedroom is? If you sleep in it, its a bedroom. Isn't that a twist on the "form follows function" principle in architecture? Kinda like terminology follows use. Anyway don't fall asleep at the kitchen table folks or you may have to move the stove to the back porch. I know that is stretch on what he meant (maybe-I wasn't there and got it second hand), but the point is this is not a one size fits all profession. If it was we'd get less abuse.
I vote for common sense, even while I keep asking for unassailable (irrefutable?)(published?)(accepted?) standards. Common sense won't get you far on the witness stand, unless, as an SRA told me, you are an MAI.
Maybe common sense appraisers will eventually move closer to the top of the chain. Oh, happy day!
So, what is the definition of common sense? Don't you start with me!!!!
