Don’t Know Well Distance From Property Line

Lender telling me borrower states there's plenty of room.

This is an issue that should be resolved by the lender and borrower. They can arrange for a survey or provide third party documentation indicating the property meets minimum distance requirements. It's not your call, don't let them make it your problem. Proper due diligence by the lender does not include requiring you to accept responsibility for something outside your field of expertise.
 
Yes but I would have no clue where the property line is. It would have to be assumed the well is at least 10’ away.
Which county is it in?
All County Property Appraiser websites I'm aware of in this area (Pinellas, Hillsborough, Pasco, Manatee) have plat maps to show the property lines
 
In Florida, at least the area we work, the minimums are routinely not met. The well and septic systems are routinely not 100’ from each other and not 10 feet from the property lines. So wife comments as to the location and states that the locations do not meet FHA minimums, but do meet local standards. Flies right through.

You can use the aerials from the county tax maps and the measurement tool to ‘guesstimate ‘ the distances.
 
Borrower doesn’t have a survey to show distance of drilled well to property line. Lender telling me borrower states there's plenty of room. Lender obviously want’s me to take on the risk of saying distance is fine. What do you all do in this situation?
Don’t say it unless you know it to be true.

Otherwise, you do have the basic language from which to craft well and septic distance comments;

“ In either case, it is the lender's decision as to whether a qualified third party should map the distances and/or require testing for compliance with local or state requirements, or, in their absence, FHA requirements. “

Why would you not be able to determine where the property line is? Ask the owner.
 
Many people “know” their lot lines until a survey proves them wrong.
True enough, but if nothing else you can EA it, assume the boundary is where the HO says it is. Forcing someone to get a $2,000 survey just to tell me where a lot line was is ludicrous. Not to mention get you blacklisted by the lender...and I wouldn't blame them.
